As a tenant, you are given the opportunity to rent a home that either may become your own someday, or that someone else owns and hopes to maintain for many years.
Haven Property Management handles most repairs in your rental home, but when is it your responsibility to take care of a repair or maintenance issue?
When it comes to major repairs or damages, tenants should follow this general rule: Treat the property well and you will not be responsible for damages. Normal wear-and-tear is expected, but if a repair is needed due to mistreatment or neglect, it is the tenant's responsibility. By following this rule and others as stated in your Residential Property Lease Agreement, you can help reduce the number of repairs and the chances of losing your security or pet deposit (the security deposit is withheld when repairs that are the tenant's responsibility are not taken care of during the tenant's lease timeframe).
When the problem is not as severe, it is often difficult to determine whether the property manager should be called to take care of a repair. Below is a list of examples that will help you recognize when it's your responsibility to repair or replace something, versus when you should call the property manager.
